I'm a third generation Realtor® in North County San Diego, so I have literally grown up in this business and seen a lot. I want to buy a home. How do I get started? 

The first step is to talk to a lender to determine what you can afford. A lender will look at your finances, including your income, your savings, your credit score, and other factors. Sometimes this process can feel intimidating, as most of us are used to keeping our financial lives private, but lenders do this every day. Their goal is not to judge you but to counsel you to help you make a good decision and achieve your homebuying goals.

How do I choose a real estate agent? 

As with all professionals, not all real estate agents are created equal. I recommend that clients interview agents before signing an agreement to work with them. I'm moving and keeping my old home to rent out.
Is that a good idea?

Sometimes, yes! Owning property is a great way to earn extra income as well as provide a quality housing option to those who want to rent. However, not all homes make good rentals, and not all property owners are positioned to take on the responsibility of a business and a tenant. There are tax advantages to selling your primary residence, too! The answer can also change year over year, as the market and local needs shift.

How do I find a lender? 

We network with many lenders and are happy to provide referrals. Different lenders offer and specialize in different loan programs, so first I will ask you some questions to better understand your situation and goals. Then I can send you the name(s) of lenders who I think might be able to help you. 

I recommend calling each lender and telling them you are interviewing lenders. Ask them questions specific to your situation. For example, "I am a first-time homebuyer and a bit overwhelmed. What will you do to guide me through this process?" or "I found a good deal on a second home. How quickly can you help me buy it?" Consider their personality and how comfortable you feel with their answers. When you've made a choice, let them know you're ready to begin the loan application process.

How long does it take to buy a home? 

This answer depends on multiple factors. If you have talked to a lender and have a letter of pre-approval for a loan, we can start looking at homes immediately. When you find one you love, we'll work together to write a competitive offer. As soon as your offer is accepted, we can "open escrow." Escrow is a neutral third party that manages funds and documents until all parties have fulfilled their agreements in the purchase contract. 

Once all inspections are complete, paperwork is signed, and money is transferred, we can close escrow. The transaction is complete, and you receive the keys! This can happen as quickly as your loan program allows, but typically escrow is 30 days. It can take longer if the seller is not ready to close that quickly or if there are complications with your loan. Talk to your lender about their expected timeline and any possible hurdles so that you're mentally and logistically preparred for these ahead of time.
